The Annual property management plan is a combination of the most prevalent services offered by Mykonos Property Management. We recognize that all our client's requirements are individual and for that reason we customize absolutely everything to your personal specifications.
The complete management package includes the viewing of your property at least once fortnightly or weekly: Making sure all appliances are in working order including electricity, light bulbs and security systems if applicable.
We start by airing the house, checking the dehumidifiers and testing all kitchen/bathroom appliances thoroughly. Devices will then be turned on or off. The home owner will be informed of any problems that may arise.
We advise fortnightly visits for maintenance, but the frequency of these visits are entirely up to you. Pool & Garden maintenance, painting, decorating and building works can also be arranged and overseen by us at an additional cost. Should any repairs or fixture replacements be required, quotes will be obtained and discussed with you before any work is carried out.
Regular reports will be submitted via fax or e-mail to our clients.
Customized maintenance contracts that suit individual requirements are welcomed.
Key holding
We hold a minimum of 2 sets of keys to your property in our safe, making us your local point of contact for you and your guests in case of emergency or for any contractors should they need access to your property.
Weekly airing of the property when unoccupied
If your property is unoccupied for any length of time, it is important to circulate the air to minimize any condensation and damp build up. We will open shutters and windows to air your property, check the dehumidifiers, flush toilets, run taps and showers to clear any stagnant water. We will make sure that your home is clean and tidy, testing appliances to make sure all are in working order - gas, electricity and security systems.
Spring cleaning
After the winter, even though your property may have been occupied or aired regularly, it is still essential to give your property a thorough spring clean to get rid of all the cob webs and dust which has gathered over the months. We ensure that your property is meticulously cleaned for you or your guest’s arrival for the coming season. A clean property is most certainly the key to success in the letting market and an impeccable start to a pleasurable holiday.
Opening and closing down services
We ensure that your property is fully functioning at the start and the end of the season, so that you and your guests have an undisturbed free stay. All outdoor furniture (pool chairs, umbrellas, etc.) will be covered or placed in the storage room. Special attention will be given to the house interior & furniture in order to protect them throughout the long winter. The dehumidifiers will be set if needed and all appliances will be switched off, to avoid any unnecessary bills over the winter period.
Garden service
The beauty and health of your garden is important to us. We have an excellent gardening service to make sure your plants are watered, pruned and nurtured both inside the house and on the terraces. Full garden advice and design service is also available.
Pool Maintenance
Your pool will be maintained and kept in working order throughout the year, water cleanliness and chemical balance will be preserved.
Furniture & furnishings examined for wear & tear or damages
You will be informed of any damage to furniture and quotes will be given for repairs which can be carried out on approval.
Property inspection - Weekly / Property reports - Monthly
Your property will be visited weekly and thoroughly inspected inside and out to ensure it is in good order. Monthly reports will be sent by fax or e-mail.
Security check - every 15 days when unoccupied
The whole exterior of your property, windows, doors, storage cupboards etc. are examined to check for any signs of damage or break in.
Arrange contractors as required
Any repair or maintenance work which needs to be undertaken will be arranged for and overseen after your approval of quotes and information which we can provide. You will be updated regularly via e-mail.
Monthly mail service
If you have mail in Mykonos it will be collected and forwarded on to you if necessary at regular intervals.
Payment of bills (e.g. Utility bills, water, electric, site fees)
Upon your agreement we can ensure all bills are reliably paid on time. Alternatively, we can help you set up a local bank account and standing orders with the bank to pay your bills.
Payment of taxes
Annual car or property taxes concerning your Mykonos home can be paid.
Additional services
We are able to organize and manage various other services, including babysitting or childcare, airport transfers, grocery shopping and welcome packs. Please do not hesitate to ask us for quotes for these services for you or your guests.
